Fast money requires an even faster flipper, says an Alberta woman whose expertise is creating a fresh face for older homes.
Gabriele Campbell, owner of Campbell Interior Decorating, said speed is of the essence when renovating a home for profit.
Avoiding projects that can eat time and money are the key to a successful flip, Campbell said. For example, structural changes to a home or adding and removing walls are not recommended because they do not usually garner a substantial return.
“Many home flippers are too busy to take on big, complicated projects,” said Campbell.
Buying a home and fixing it up is usually done by people with 9-5 jobs that tackle the renovations after work and on weekends, with very little time to oversee construction work.
Concentrating on the rooms where people spend the most time is the way to go, she advises.
“A majority of home flippers focus their upgrading investments in the kitchen and the bathroom, rooms in which the return has been traditionally high,” Campbell said.
There are seven easy projects that are both practical and bring the most bang for your buck, she said. (see box).
“That’s why these home flipping projects are so appealing,” she said. “They’re economical and so easy to do. Who doesn’t like adding panache to a home they are about to flip without breaking the bank?”
