The hamlet of Cayley will continue to grow with the creation of 24 new residential lots in the community last week, however, any additional development will have to wait until more water becomes available.
At its May 1 meeting, MD of Foothills council approved 24 new lots – each about 600 square metres in size – on the north side of Cayley, next to a street recently developed by the MD. However, only 19 lots will be sold at this time.
“We’ll wait until we get a little more water and then we’ll be able to sell them at that time,” said MD manager Harry Riva Cambrin.
While work is underway on the development, he said shallow utilities (telephone and power lines) haven’t been installed and the road through the development still needs to be built.
The area will be tied into the hamlet’s water and sewer systems.
However, the existing system only has enough capacity to service an additional 29 lots before upgrades will be required.
He said the MD has two options to chose from for future water needs in the hamlet: build a water treatment plant or tie Cayley into High River’s water system.
MD Coun. Ralph Nelson said the MD has a licence to draw water from Mosquito Creek and if the hamlet could be tied into High River’s system, this licence could be transferred to the town.
“There’s the possibility that to acquire water from High River we could transfer a license to High River that we already have,” he said. “It wouldn’t affect High River’s capacity for themselves because we could just transfer the licence to them.”
He said there is also a private proposal to develop in Cayley and council is holding back on selling some lots to ensure it will be able to proceed with its first phase.
“It’s to give them some assurances that they’d have water for their first phase, we’re going to back off on the sale of a few lots in the second phase of the MD’s development,” said Nelson.
